A nine-engine operational system built for Vision Realty Investments, a Chicago-based commercial real estate and SMB acquisitions firm. Engines span the full deal-sourcing funnel — broker outreach, bank and note-buyer prospecting, foreclosure tracking, public records mining, CRExi/LoopNet monitoring, and direct mail orchestration. Each engine runs independently, feeds a central deal pipeline, and surfaces qualified targets daily without manual intervention.

I'm Josh Panfil — Finance sophomore at USC, originally from Chicago, working out of here for the summer. By day I'm an acquisition analyst chasing CRE and SMB deals. The rest of the time I'm shipping AI products.

I started building because I kept watching real businesses pay real money for "AI strategy" that never turned into anything in production. So I started building the products myself, for myself, then for a handful of clients. Three live products in, the pattern's clear: most teams don't need a strategy deck.
